Strata Insurance is designed for residential and commercial buildings under a strata, group or body corporate. It covers the building and its shared property including ducted air-conditioning, lifts, pools, carparks, gardens, balconies and windows.
Like most forms of insurance there are restrictions to the cover. In the case of strata insurance, the policy does not protect the contents and personal items of unit holders or residents. These might include furniture, furnishings, light fittings, carpets and household appliances. Neither does it cover certain legal liabilities of landlords and tenants (available under separate policies).
Strata insurance can respond to a number of insured events:
- Fire, storm and earthquake
- Loss of rent if tenants have to vacate the property due to physical damage
- Malicious damage
- Theft and attempted theft
- Broken glass
- Machinery Breakdown
